February Market Report for Ada County

The numbers are in, and they are looking Great!

According to the Intermountain Multiple Listing Service, for February 2016, in Ada County there are 1931 Active properties, 1471 Pending properties and the average sales price is $265,222.

In Boise alone there are 809 Active properties, 757 Pending properties, and the average sales price is $246,502.

In Eagle there are 289 Active properties, 135 Pending properties and an average sales price of $442,426.

In Meridian there are 588 Active properties for sale, 404 Pending sales and an average sales price of $264,533.

This resulted in an 11% INCREASE in sales from February 2015. 

The inventory levels have gone down by 4% compared to February 2015. 

This is bringing about higher sales prices. The average sales price has gone up 9% from February 2015.

The value of pressurized irrigation

If you are not from Idaho, this term may be a foreign one to you. Simply put, pressurized irrigation is ditch water that has been pressurized and processed and is made accessible for you to use on your landscaping. Pressurized irrigation is available in many newer communities, and is an often overlooked benefit. When you drive around the Treasure Valley you will often see canals full of water (April-October). This is where the water comes from that often waters community common areas and your yard if you have the benefit of pressurized irrigation. The huge benefit of it, and why it is considered an amenity is that the water costs much, much less than regular city water. City water through United Water, is where we get the water to use inside our homes. When I lived in southwest Boise, I paid an additional $40 a year approximately for my irrigation water bill. 

I personally have lived in both a home with pressurized irrigation and a home (currently) that does not have the benefit. And when summer rolls around, its something I wish we had to take advantage of. 

While the water is not clean enough to drink, it is great for your lawn, plants, flowers and trees. It also does wonders for the washing your car in your own driveway on a hot day in July.

Things are heating up

The weather is warming up in beautiful southwestern Idaho. Boise is popping with activity, and things in real estate are just as exciting!  Houses are selling quicker than in recent years, and for closer to the asking price. If you are even considering jumping in to this exciting time- either to buy or sell- please feel free to call me with any questions, or just to have a sounding board to bounce ideas off of. 

I have been touring homes in the bench as well as in the greater Kuna area as of most recent. Numerous times I have opened up my laptop to write an offer, and then get word back from the listing agent before I can begin only to learn that the property I was about to write an offer on currently has 2 or more offers fighting over it. While this may seem intimidating, I find it exhilarating. It is SO exciting that our local economy is strong and buyers and sellers alike are finding comfort and stability in our market.

2015! Its a great year to make a move.

Things are picking up in the Treasure Valley. Micron's stock is up, the sunshine is out and I've even seen a few brave souls break out their flip flops. While it may not be ideal weather for skiing up at Bogus, it is a great time to start considering and taking steps towards getting your home ready to sell. 

I had the pleasure of meeting a client {& friend} for brunch today. We talked about how excited she is to get her home on the market, and to build a new home on a larger lot.  She mentioned how fitting it is that I will help her and her husband in this process as when I started my real estate career in Boise, it was centrally focused around new construction sales. During those first few years I established relationships with various builders around the valley, learned valuable skills for negotiating, the ins and outs of the building process and how to connect home buyers to builders.

Spring Parade of Homes Committee


For 2014, I was invited to be a part of the Spring Parade of Homes Realtor committee. The Parade is hosted by the BCA, and will begin this year on April 26th. We had our first meeting today, and it was very exciting learning all of the ins and outs of the process that goes into making the event successful year after year. I have worked in many of the Parade of Homes events over the years since we moved to Boise, both in the Spring and the Fall showcases. It is a great opportunity to see what builders are doing and to pick up ideas if you are looking to remodel or redecorate. This year there will be the maximum of 40 homes on display! I myself, cannot wait!
